Guldenwater

Guldenwater is rising in the centre of Delft, along the new Prinses Ireneboulevard. The railway has been tunneled underground, creating space for a city park above, with a new inner-city residential neighbourhood beside it. The 117 apartments and commercial spaces are part of a building block developed by Ballast Nedam in collaboration with Faro Architecten.

Rooted in Tradition, Looking to the Future
The city of Delft blends its impressive history with the energy and innovation of a university town. The urban development plan builds upon this foundation. Rooted in tradition, yet forward-looking—this is also the concept behind the cornerstone building on Ireneboulevard.

Classic
The brick building stands in the heart of the city, surrounded by all the associated amenities. It features a classic structure. Above the transparent plinth, the façade displays a strong rhythm, with bricks laid in two depths and pronounced recesses. Above this, at the location of the setback, the rhythm intensifies into an almost ornamental crown. At the corner of Nieuwe Gracht and Ireneboulevard, this crown extends towards the street, forming a subtle and optimistic accent.

Green
In all its urban expression, Guldenwater stands in the heart of the city, yet its urbanity is at least ambiguous. Its greatest strength is hidden behind the façade; a green building with large terraces and an abundance of other outdoor spaces. The street façade and setback incorporate stepped terraces on the side of Leeuwenhoek Park and the Nieuwe Gracht and form a terraced mass, creating layered transitions from indoor to outdoor, a high level of privacy for the outdoor spaces, and a rich spatial experience.
