Keverdijk

Our firm designed the Town Centre Plan and has been overseeing the process for the past ten years. Dudok Wonen has been involved in the project for much longer, as has the local community. For the residents of Keverdijk, this is a significant development—right in the heart of the centre and including the design of the neighbourhood playground. In addition to the urban development plan, we are responsible for the design of the apartment buildings. The other buildings were designed by various architects, while the outdoor spaces were created by RPS.

Good Integration
In collaboration with Dudok Wonen and Heijmans Huizen, two exceptionally clear-cut buildings have been designed, making effective use of the available resources. A calm and consistent rhythm of full-height windows gives the buildings a modern and open appearance. The window recesses are deep (without a rotated brick), and façade elements at the ends of the second floor are realised in vertical roof tiles, giving the buildings a distinct head and tail and differentiating their scale. The floor bands are executed in upright brickwork, and window openings in the end façades create an all-round presence.

The distinctive entrance areas, constructed in a Hilversum-format brick and laid without vertical joints, provide a clear address facing the street. The buildings are modest and serene, allowing space for the surrounding green public area. The gardens have rich soil, are designed with greenery, and are separated from the footpaths by a beech hedge.

The municipality’s CRK (Spatial Quality Advisory Board) deserves praise for its contribution in helping to realise aesthetically pleasing buildings within a limited budget. Town Centre Plan Keverdijk is a modest design, and yet we are immensely pleased with it—it is of high quality, gives space to the neighbourhood, and offers the green public area a true stage.

NZEB
The Nearly Zero Energy Buildings (NZEB) are all-electric and feature a low-temperature system with underfloor heating and air-source heat pumps. Energy is generated by solar panels installed on the roof. The roof has an Rc value of 6.3 and is finished with bituminous roofing. The façades have an Rc value of 4.7.

Greenery and water
In consultation with the municipality it was decided to create a separate rainwater system, allowing future use for irrigating public spaces. The rainwater drainage is therefore disconnected from the sewer system. With regard to the playground, the municipality has conducted an inventory of the animal species living on and around the site. Nesting boxes integrated into the façade provide new breeding and living spaces. The hedges and other vegetation around the building offer sufficient shelter and foraging opportunities. Every possible tree was preserved and protected during construction.
