Nieuw Zuid district
Zuiderheide is an introverted healthcare facility in Hilversum. Facilities such as the restaurant and the activity spaces are used exclusively by the residents, which is outdated and no longer supported by the current care financing system. With the new urban development plan, the future Nieuw Zuid will become an extroverted and integral part of the neighbourhood. Through the preservation, re-use, and construction of new buildings, it will be transformed into a high-value residential area with facilities for all residents, including those from both the facility and the wider neighbourhood. Ludo Grooteman is the urban designer and supervisor.

The neighbourhood is open and diverse
The public area of Nieuw Zuid will adopt an open character and offer pleasant accessibility. This is created by the fragmented strip structure that aligns with the post-war environment. Appealing facilities will be developed for the entire neighbourhood, such as a restaurant, hairdresser, or daycare centre –providing a continuous and dynamic rhythm. Residents can remain in their neighbourhood, with care services provided by Zuiderheide and De Egelantier residential service centre.
Undulating with accents
At the roundabout, a tall building and the Bethlehem church together form a modern city gate to the neighbourhood. The entrance serves as a clear landmark for city residents, neighbourhood locals, and visitors alike. The sloping terrain provides an excellent opportunity for parking beneath a deck. The parking garage is bright, naturally ventilated, and features cutouts for tall trees. The parking area encircles the central residential building like a ring. The ground-floor apartments feature terraces or gardens at ground level or on the deck. Public paths and cheerful green spaces lie between them. The homes are diverse, independent, and designed to accommodate various life stages. Ludo Grooteman is the architect and urban designer responsible for the project. Phases 1 to 3 are currently being developed and implemented. Building 1 accommodates a healthcare centre and approximately 35 apartments. Building 2 includes apartments as well as a restaurant, a lounge area, and a small library. Building 3 is located at the roundabout. The buildings are being developed by Bybali, EGM, Imbo, Monadnock, and Zecc. The site is being developed by Hosper.
